Assessing an offer for a distinctive home
Two offers at the same price can differ greatly in their risks and timing. Review the conditions, financing and exact property included before you decide.

A distinctive home can attract different buyers: a family seeking a villa ready to occupy, someone planning renovations, or a buyer interested in the estate and outbuildings. Two offers at the same price can therefore be quite different proposals. Compare what each includes, the preferred dates and any financing conditions.
Before negotiating, establish which documents candidates can inspect and who will answer their questions. An accurate description of the property prevents an offer from relying on assumptions at odds with the file. Where separate plots, unusual rights or complex ownership are involved, ask the notary to review the position.
Notaris.be warns that an offer clearly identifying the property and price has legal significance: full, unconditional acceptance by the seller can bring about the sale. Buyers should specify at least the property, price, validity period and any conditions. A financing condition may be essential; its wording and deadlines deserve notarial advice.
Sellers also benefit from time to decide carefully. What has the buyer already investigated? Have they discussed financing? When will they inspect missing documents? A high price built on unclear assumptions may cause more delay than a clear offer understood by both sides.

For each proposal, record the price, included property, validity period, conditions, timing and unresolved information. This helps owners and advisers discuss the choice. It is not an automatic calculation: personal circumstances and whether the transaction can realistically complete still matter.
Before accepting a proposal, clarify every point that remains open. Ask your notary to check exactly what is included, the deadlines and any suspensive conditions. Acceptance may have legal consequences even before the sale agreement is signed.
