Identify the right procedure first

Obtain the authorised plans and relevant planning information. Ask the municipality whether the work requires a permit or qualifies for an exemption or another procedure. Flemish renovation rules changed on 1 March 2026. Heritage rules and previous permit conditions may still apply even when work is exempt. Involve an architect early if stability or the building’s character is affected.

Prepare a complete application

Applications are submitted through the Flemish Omgevingsloket portal. The authority checks completeness and admissibility, then follows the simplified or ordinary procedure according to the project. A public consultation may be required. Ask the municipality which plans, documents and opinions are needed.

Explain the proposal in context

A strong file shows the extension and its relationship with the existing architecture, neighbours, plot and landscape. Clear drawings and explanations help assessment and make the work and timetable easier to estimate.

Wait for the decision and lawful start date

Submitting an application does not authorise construction. A favourable decision must be posted and may be appealed. Flemish guidance generally allows work to start only from the 35th day after posting. Confirm the specific position for your permit. Keep the decision and approved plans for a future sale.
