A character home needs a clear energy story

High ceilings, original windows and a protected interior give a home character. They also raise practical questions: what does the energy performance certificate (EPC) say, which work is feasible and what budget should a buyer allow beyond the purchase price? A listing that only describes charm leaves a significant part of the decision unexplained.

In Flanders, a valid EPC must be available when an existing home is first offered for sale. For a sale, the certificate must have been issued in 2019 or later. Required EPC information belongs in the advertising, and interested buyers must be able to inspect the certificate. Check its validity before arranging photography and launch.

What follows an E or F label?

When a residential building with label E or F has been transferred since 2023, the new owner is generally required to achieve at least label D within six years and demonstrate this with a new EPC. The Flemish authorities say the duty must be mentioned in advertising, the sale agreement and the notarial deed. On a later resale, the remaining period may still matter. Check the actual start date and the property file.

An older EPC is not necessarily still valid for a sale. Check the certificate, transfer date and documents in good time.

Can heritage status create an exemption?

A character home is not automatically exempt. The Flemish rules provide an exemption for homes with specified heritage status, including protected monuments, protected town or village settings, and properties on the established inventory of architectural heritage. A house valued for its appearance alone does not necessarily qualify.

Verify the precise designation and the separate rules governing possible work. Protected buildings may call for additional approvals or assessment. Describe only what the documents establish.

Present potential without promising a label

A useful sales file contains the EPC, known alterations, available plans and a clear description of heritage status. You can discuss possible improvements, but describe a future energy rating as achievable only if a specialist has assessed this particular home. Buyers can then weigh its architectural qualities alongside the work it needs.
