Which documents should you gather before selling?
A clear sales file helps buyers understand the plots, buildings and rights included in a transaction. Gather these documents before marketing a villa or character home.

For a villa with gardens and a separate garage, or a character house extended over time, start with one question: which plots, buildings and rights are being sold? Gather the title deeds, available plans, permits and records of alterations. Check that photographs, marketing and documents describe the same property.
The Flemish authorities point to the authentic title as a starting point and advise sellers to gather required certificates and information before a sale. Some items have limited validity or take time to obtain. Make an early list of what you have, what has expired and what still needs requesting.
Buyers will want to see the EPC, information about the electrical installation, the soil certificate and, where required, the asbestos certificate. Plans, invoices and work descriptions add useful context for an older or repeatedly altered home. They do not replace certificates, but they can answer questions about the age and execution of parts of the property.
Keep established facts separate from possibilities still requiring verification. An old drawing may show a room’s intended use at one point without proving its current permitted use.

A studio, guest house, extension or separate plot may raise its own questions. Check the relevant permits and planning information before marketing these as established features. Accurate descriptions help buyers understand the property.
Not every visitor needs every document at the outset. A clear summary for an initial viewing and a full file for serious candidates provide both accessibility and care. Record recurring questions; they show where the presentation needs more detail. A distinctive home can then be judged for its qualities with less uncertainty about the facts.
